We (IQ Homes LLC) provide Plans known as “architectural” or “working plans” as described in this website and on your invoice, which enable builders and subcontractors to bid on the various aspects of building your home, and enable you to shop for the materials, labor, and services you need. These Plans are not all that you need for building permits or to commence construction. 2. Plans are drafted in industry standard ¼ inch : 1 foot scale, formatted to print on standard 36” W x 24” paper. They are delivered electronically as .pdf files and industry-standard 2D and 3D files.  Our responsibility ends with delivery to you of the Plans and any revisions included in your purchase as specified in your invoice. Everything else required to qualify for permits is at your expense. 3. Your plans are drafted to comply with national building codes. However, we do not and cannot guarantee that these plans comply with your local codes and requirements, which vary widely by location and jurisdiction.  You will need to engage a licensed structural or building engineer to review and modify the plans as necessary for local code compliance, and to seal or otherwise certify the plans you submit for permits. Solar systems typically require a separate permit and engineering review. 4. The Plans are sold “as is” and without warranties, expressed or implied, of any kind, including warranties of merchantability, fitness for a particular purpose or non-infringement. You indemnify and hold harmless IQ Homes LLC and its owners, employees, or agents against any or all claims arising from your  purchase or use of the Plans, or from any errors that may be contained in the Plans. 5. Copyright for the Plans rests with IQ Homes LLC and your purchase is a license to use the Plans to build one home unless you have purchased a multi- use license. The electronic files contain your name and our copyright notice on each page. You may distribute as many copies of the .pdf and CAD files as you wish to engineers, contractors, or vendors.  No returns are allowed for obvious reasons. Please  email us with your questions and include a phone number.  When you place an order, we will review any drawings or sketches you send us and your changes or requests. We’ll email an invoice confirming what you are getting and including the above terms and conditions.
